1. Do I need to pay a fee to become a member.Absolutely not, Urban Investor is completely free to register.
2. What happens after registration?Shortly after registration you will receive a return email. This will provide you with your membership name and password, Please use this when prompted in certain areas on the website and when asked for downloads etc. This is your password and user name and should not be divulged to any other person without our express permission.
3. How do I log in?Enter both your username and the password into the boxes when promted. These details should have been forwarded to you via email shortly after registration.
4. Where can I find my username and password?Once you have registered with us, we will forward an email to the address quoted in your registration email, detailing your username and password. If you have a hotmail account, check that this email does not go direct to your “Junk email”.
5. How long has Urban Investor been trading?Urban Investor has been trading successfully since 2003.
6. How often do you post new developments onto your website?We try to add a new development every Tuesday and Thursday. We will notify our members by email when new properties have been added to the website.
7. How does Urban Investor earn their fee?We charge 2% + vat of the gross price on each property. Sourcing property is very labour intensive and we have our costs but we help you to make great profits and we do all the work! We are sure that once you have purchased one property you will be back for more! We always offer properties in prime locations developed by the top builders in the industry..... 8. Why do you mainly choose "Off Plan" properties?By working directly with developers, we have exclusive access to property opportunities long before they have been released to the general public or general investors. We obtain property at its lowest price and negotiate genuine and substantial discounts (i.e. 15% - 25%) from current market value.
In turn during the build time, the value of the property continues to grow (usually 10% - 15%), so not only do you benefit from the initial discount but also the capital growth. Therefore, off-plan buying can provide you with great return from your initial capital investment......
9. Why are we able to obtain the discounts?We negotiate direct with the developer to obtain the discounts on your behalf. The entire discount is passed directly to our purchasing members. We charge the purchaser 2% + Vat of the gross price on each property. This is due just after the Reservation form and fees have been submitted.
10. How do I know that the discount you offer is genuine?We value our honesty – all discounts are genuine and have been checked out and researched by our team, we are able to negotiate these reductions on behalf of our members because of our credibility and longevity.
11. If the entire development is reserved, do you have a waiting list?Yes, we do hold names in reserve as occasionally clients are unable to arrange finance. 12. Are these properties for investment purposes only or could I buy a property to occupy myself?There is no reason why you cannot purchase a property from us for personal occupation.

14. Do I need to commit to purchase any properties from Urban Investor?No, you will remain on our database completely free of charge and we will keep you informed and updated about our latest investment opportunities for the duration of your time with us.
15. What is the £2000 Reservation Fee for?£1000 is sent to the developer to reserve the plot for you and will be taken off the exchange figure. £1000 is held by Urban Investor and will be deducted from the 2%+VAT finders’ fee.
16. Do you have any other properties available which are not listed on your website?Occasionally, we are able to offer one off special deals to our members, so it is imperative that you
register with us today.
17. After Reservation Fee is received, how soon before the Urban Investor’s invoice has to be paid? Once the Reservation Fee has been received, an Invoice will be sent out, whereby the purchaser has up to seven days to forward their payment. If payment is not received within this period, it will be assumed that the property is no longer required and will be offered to clients on our reserved waiting list. Unfortunately, we are unable to return any Reservation Fees at this point in the negotiations.
18. When has the exchange fee got to be paid?The exchange fee is paid on exchange of contracts however, if a property is ready now then simultaneous exchange and completion is possible.
19. Is the Reservation Fee redeemed off the final balances or not?Yes and no, £1000 is redeemed from the final balance, assuming that the purchase goes to completion. The second £1000 is redeemed from the fee due to Urban Investor (2%+VAT)
20. What is simultaneous exchange and completion?Simultaneous exchange and completion can take place for properties that are ready now and therefore is no need for the normal 5% deposit, thus, your initial investment outlay is kept to a minimum....

21. Do I need to use your solicitors?Not necessarily, we will provide you with details of our recommended solicitors, but its up to you if you'd like to use them or not.
